Lakes Region of NH Real Estate Market Report - Lake Winnisquam

Lake Winnisquam in the Lakes Region of NH has always been a great alternative to Lake Winnipesaukee for buyers looking for to own a home on the water that is little more affordable. Winnisquam is the third largest lake in New Hampshire at 4,264 acres and offers home owners and vacationers a little more laid back kind of lake experience. The lake is large enough to keep you and the kids entertained yet small enough to keep the big speed boats away, so things are much more quiet and peaceful here.  You’ll see lots of pontoon boats, people fishing, and lots of people hanging out at the sandbar by the Winnisquam Bridge. It is just one great lake!

Lakes Region of New Hampshire Condo Sales Report

Our real estate market in the Lakes Region of New Hampshire depends tremendously on second home and vacation home sales. Condominium sales are a big part of that category. Condos are often a more affordable option for many buyers. They also appeal to buyers that want to vacation in the Lakes Region without the hassle of maintaining a home. We’d all rather be enjoying outdoor activities in the summer instead of mowing the lawn or staining the deck! Condos also are often a great alternative for retirees and first time buyers just getting into the wonderful world of home ownership. Buyers will find condos primarily located in the towns of Laconia, Meredith, and Gilford.

It’s time for renewing and preparing,
not gloom and doom

The robust economy we have come to depend on is letting us down, and loose talk about recession is on every news channel.  And the bad news just keeps coming.  Mortgage lenders are disappearing, Wall Street’s in a deep funk, and worst of all consumers are holding back on their spending. 
          
The best scenario that I have seen suggests that sometime around June or July of this year, the national economy may start to recover from the above mentioned maladies and more consumers will be in a house buying mood.  As much as we might like to, we can’t just hide until these grim times are over.  But we can be much better prepared for when more normal times return, as they surely will.
  
   
Experience from past economic downturns strongly suggests that the organizations in the best position to prosper when things turn around are those that use this time of slow sales to update and upgrade their websites as well as their other marketing efforts, so as to be ready when the customers return.

Market Report 1/16/08

A New Year…

The total number of homes changing hands in the eleven towns listed came in at 42 in December of 2007 compared to 61 in December, 2006. Not a great finish to a not so great year for real estate as far as the number of sales are concerned. In Belknap County the total number of sales was off almost 14% this year compared to last year but the total sales volume was down only about 4%. This results in an actual increase in the average sales price for homes in the county increasing from $328,694 to $366,004. That is about an 11.5% increase. But don’t get excited and think that prices are going up on your every day home.

The New Hampshire Advantage

The temperature drops and so do the number of presidential candidates and homes available. All normal occurrences in New Hampshire at this time of year. In the towns listed, we are down to 778 listings as of January 1, 2008 which is a little higher than last January’s tally of 723. Like any other market, home sales are subject to the laws of supply and demand. So a lower inventory is always good for those looking to sell. There are always a lot of homes for sale that have their listing agreements expire at the end of each month. For the 6 day period 12/28/07 to 1/2/08 there were 80 homes that expired in these towns. They were on the market an average of 250 days with their current REALTOR®.

Winnipesaukee Sales December 2007

Sales were down in December which is to be somewhat expected as we head into the slower winter months. We expect to see the serious waterfront buyers returning after the holidays to check out the inventory of homes on the big lake so that they can be into their new home by the time spring rolls around.
